A matrimonial valuation will provide you with an accurate value of the property which you can then take forward with your separation proceedings.

The valuation can be undertaken on behalf of one of the parties, or alternatively, both parties can jointly instruct a RICS Accredited Surveyor to undertake a valuation of the property.

Our matrimonial valuations not only comply with the rules and guidelines of the RICS Red Book, if required they can also be undertaken in accordance with complying with part 35 of the Civil Procedure Rules (CPR) 1998..

Property Size

The size of the property will have a direct effect on its value, our Valuers will not only establish the per square foot value , but will also take into account the local market factors, sales prices and market trends. This ensures our valuations also reflect the true market price.

Property Finish

The finish of the property has a direct effect on its value. Over the years our Valuers have seen finishes ranging from below average, to lease maintained, to exceptional. Our wealth of experience ensures we take into account all of those aspects that are both a credit to the value and those that aren't.

Property Location

Property Location is key to the value of the property. Our local knowledge ensures we are always well adverse with location factors that can both improve and affect the property value. Within all of our reports, we confirm location factors that we believe are a credit to the final valuation.

    Does my RICS HomeBuyer Report include a valuation?

    Yes, all of our RICS HomeBuyer Reports include a valuation as standard.This will the Surveyor’s professional opinion as to the value of the property.

    How long does the process take?

    We aim to inspect the property within 2 – 3 days of being instructed.Once our Surveyor has undertaken the inspection, we will then aim to have the completed RICS HomeBuyer Report with you in 2 – 4 days.

    What parts of the property do you inspect?

    The Surveyor will inspect all internal parts and external parts of the property. Where applicable this includes; gardens, common areas, loft voids, cellars, pretty much any area that’s accessible to the Surveyor.

    Will you advise on the property repairs?

    Yes, the Surveyor will not only advise on the repairs that are required to the property, but he will also give an indication of the cost, ensuring that you’re fully informed pre-purchase.

    Will it include a reinstatement valuation?

    Yes, all of our RICS HomeBuyer Reports include a reinstatement cost valuation or price as standard.This will enable you to correctly and fully insure the property should you proceed with the purchase.
