Property Inspections

Property management by Casa Abierta ensures your property will be inspected on a regular basis by one of our team.

Whether the property is rented out regularly and having regular check in check outs, or not, your property will be on a rota for inspection by our team.

Basic Property Management

  • Secure Keyholding.
  • Be on call or WhatsApp for any potential issues.
  • Regular checks of the property to include; Airing the property and inspecting windows, doors and alarm function
  • Flushing toilets, run taps and showers.
  • Check for damp and mould interior and exterior.
  • Check lights and power is on.
  • Check for pests and vermin.
  • We advise all owners to have a security alarm fitted, together with a smoke detector, which is connected to the local police and fire brigade. GET ADVERTISING.
  • Casa Abierta will send a weekly report with photos if necessary and any advice regarding repairs.

Emergency

Should something happen inside your property at any time the alarm company will be alerted and so will Casa Abierta.

Maintenance and repairs

Everything will be communicated to you and you will be advised of any area in your property that might require some work.

    Yes, all of our RICS HomeBuyer Reports include a valuation as standard.This will the Surveyor’s professional opinion as to the value of the property.

    How long does the process take?

    We aim to inspect the property within 2 – 3 days of being instructed.Once our Surveyor has undertaken the inspection, we will then aim to have the completed RICS HomeBuyer Report with you in 2 – 4 days.

    What parts of the property do you inspect?

    The Surveyor will inspect all internal parts and external parts of the property. Where applicable this includes; gardens, common areas, loft voids, cellars, pretty much any area that’s accessible to the Surveyor.

    Will you advise on the property repairs?

    Yes, the Surveyor will not only advise on the repairs that are required to the property, but he will also give an indication of the cost, ensuring that you’re fully informed pre-purchase.

    Will it include a reinstatement valuation?

    Yes, all of our RICS HomeBuyer Reports include a reinstatement cost valuation or price as standard.This will enable you to correctly and fully insure the property should you proceed with the purchase.
